Prices, floor areas, availability dates and room descriptions are published in good faith and are accurate as at the date on this page. None of it is a contract. The lease you sign is the only document that binds either of us, and where it differs from this site, the lease wins.

Photographs

The photographs are of rooms and shared spaces in this building. Individual rooms of the same type vary in layout, outlook and finish. See the actual room before you sign if you can — that is what a tour is for.

Availability

Availability dates move. A room shown as available may be taken by the time you enquire, and one shown as taken may free up. Ask, and we will tell you what is actually open on your date.

The tenancy

Tenancies are governed by Alberta’s Residential Tenancies Act. The security deposit may not exceed one month’s rent, is held as the Act requires, and is returned with interest after you move out and the room is inspected, less any amount the Act permits us to deduct.

The building’s name

Elm Row is the residence. Garneau Towers and University Tower are the buildings it occupies suites in; neither name is ours or our mark, and we use them because that is how you will find the addresses. We are not the University of Alberta and neither building is University housing. University Tower carries that name from its own history — it was a University residence years ago and is privately owned now. Your lease is with us, so it does not depend on your registration.
