How it works

It is what Canada calls a student residence — students say “res”. The American word is dorm and the British word is halls; they describe roughly the same thing. The difference here is that the residence is not run by the University, so your place does not depend on your registration and the lease is with us.

No. Neither building is University housing and a room here does not depend on your registration. University Tower carries that name from its own history — it was a University residence years ago and has been privately owned for a long time. Your lease is with us.

University Tower is on 112 Street, right on the campus boundary, and has the only rooms with a private balcony. Garneau Towers is a block east on 111 Street, has the fitness centre and the two laundry rooms, and has the cheaper rooms. The suites are the same shape in both: four bedrooms, one bathroom, one kitchen.

No. The two buildings are run separately and your lease is for one of them. The fitness centre, the laundry rooms and the lounge at Garneau Towers are for residents of Garneau Towers, and a room at University Tower does not include them even though it is a hundred metres away. If the gym matters to you, take a room at Garneau Towers.

Heat, water, power and Wi-Fi, a furnished room with the bed made up, laundry in the building and on-site maintenance. There is no utility bill and no service fee on top of the four-weekly figure. The fitness centre is at Garneau Towers only.

No. Every suite has one bathroom shared between the four bedrooms, in both buildings. No room on this site has a private bathroom, and any listing that suggests otherwise is describing somewhere else.

Nine months, which covers the academic year. A shorter summer term runs June to August on the Deluxe and Flex Plus rooms at Garneau Towers, at a lower weekly rate.

Because that is the billing period, so it is the number you actually pay. Four weeks is slightly shorter than a calendar month, which means a nine-month term is nine and three-quarter payments rather than nine. We would rather show the real figure than a monthly average nobody is ever billed.

One security deposit at signing, and nothing else. The amount is on each room’s page because it differs by room. There is no application fee. Alberta caps a security deposit at one month’s rent and requires it back with interest after you move out and the room is inspected.

Not necessarily. Tell us on the application how the rent will be covered — a student loan, a job, a sponsor, or a parent standing as guarantor — and we will work with what you have.

Tell us on the application. If you are applying alongside someone you already know, say so and we will hold rooms in the same suite where we can. Otherwise we place by year, programme and the answers you give about sleep and tidiness.

University Tower is on the campus boundary — the Education building is five minutes and the hospital four. From Garneau Towers, one block east, the same walks are seven and six minutes. Main Quad, at the far side of campus, is twelve to fourteen.

No. Neither building permits pets, and neither does a suite that is shared with three other people who were not asked.

That is most of both buildings in September. Book a video tour, apply from wherever you are, and sign electronically. The room is furnished and the utilities are on, so you can arrive with a suitcase and start.

A full bed with linens, a study desk, a desk lamp and shelving in every room in both buildings. Most types add a wall-mounted television. The suite’s kitchen and its dining or sitting area are furnished too.
